Property Overview 

The Carp airport project in Ottawa, Westcan developments is the ownership group (which is 25% controlled by Smycorp) who obtained 1000 acres in Carp Ontario. The site is mixed use with an operational airport 600 acres of residential and over 200 acres on industrial lands. This project was acquired in 2012 from the lender and subsequently the partnership has acquired freehold interest from the city of the airport (city had a buy back right). The partnership has built two phases of low rise housing completed to date as well as the servicing of those phases and we have sold numerous industrial sites to date.


This is a very ambitious development that is subject to an oasis zoning in the city of Ottawa whereby we are able to develop these 1000 acres as the demand arrives.


Located in Ottawa’s deep west end near many residential communities, amenities, and employment nodes, Carp Airport is a small general aviation airport conveniently located near the intersection of Carp Road and March Road. Excellent access to Highway 417 either from the March Road or Carp Road interchanges allows for easy transportation to Kanata, downtown Ottawa, and to Highway 401 to Toronto. Comprised of almost 1,000 acres including the Airport, WestKan Business Park, and residential community, the Property is strategically located to benefit from the regional demand for industrial and business park lands.


The Site is nearby several regional amenities, including the Kanata Centrum Shopping Centre, the Tanger Outlet Mall, and the Canadian Tire Centre, home of the NHL’s Ottawa Senators. The existing airport facility is centrally located on the Site and occupies less than half of the Site area. Land uses surrounding the Airport lands are a combination of commercial/industrial operations, active agricultural uses, rural residential development, and mineral resource areas. The Village of Carp and other surrounding residential developments are poised for growth given the continuing demand for new residential, spilling over from Kanata and Stittsville. The WestKan Business Park are the employment lands permitted on lands designated Carp Airport.


Development of the WestKan Business Park will provide employment opportunities to not only the nearby Village of Carp and surrounding rural areas but to the entire west end of Ottawa.
